Covid-19 lease advice for business tenants

My firm specialises in negotiating tenant friendly outcomes in respect of all matters relating to commercial property. We have been particularly busy over the past year negotiating rent concessions to help ease the burden of loss of income and cashflow during the pandemic. Depending on individual circumstances we have been able to negotiate a number of different options including rent holidays, rent waivers and monthly payments schedules instead of quarterly.

Looking forward, if you rent your premises the most important action of all is to check your lease for rent review and lease renewal dates. If you have a rent review and the date has now passed it does not mean that it cannot be actioned by your landlord. And, if the date was pre-pandemic, that could mean a lot of back rent may become payable.

If your lease is set to end within the next 12 months it is essential you act now to protect your rights of renewal.
